Potential Impacts from Pitted Concrete Flooring. During the site visit, Ramboll Environ observed pitting on the concrete flooring of the casting area located within the main plant. Review of the 2012 Core Drilling and Testing report of the production area flooring indicates that the floor in the casting area is lined with acid resistant brick, followed by 6.4 – 7.6 centimeters (cm) of mastic, followed by 43.2 cm thick concrete slab. Other portions of the production floor consists of an approximately 66 cm thick concrete slab. The soil beneath the concrete slab was analyzed for pH. Soil pH ranged from 8.6 to 9.3 standard units (s.u.). However, no testing for VOCs, was conducted.
Review of the CAPEX budget indicates that the tank area is scheduled to be sampled in 2016 ($100,000).
Reasonable Case (RC) – Assumes budget costs per CAPEX for tank sampling, and that a limited Phase II soil and groundwater investigation is conducted and limited soil excavation and replacement is required.
Reasonable Worst Case (RWC) – Assumes site investigation activities indicate that more soil excavation and replacement is required and groundwater contamination requires monitoring over a ten-year period, and minor remediation.
